Building control

Following planning approval, you may need building control approval for the works. There are two main applications:

  • Full plans

  • Building Notice

There are many types of planning applications depending on what you what to do.

 

Here are a few example:

 

  • Householder application

  • Permitted development

  • Certificate of lawful use (existing and proposed)

  • Full planning application

What will it cost?

 

Here at CHP consultants we want to be open and transparent where we can and give you a guide on pricing. Here is a brief cost for a small extension/loft conversion domestic projects:

 

  • £850 small 3 bed house for rear extension

  • £1050 House with extension and roof dormer

  • £900 permitted development for rear building/outbuilding (gym,office,studio etc)

 

All projects differ but we do try to keep close to the above and this gives you an idea of what to expect our fee's to be.

There is no VAT chargeable. Bonus!

Building control

What will it cost?

 

Our fee's for building control applications tend to be as follows:

 

  • £950 small 3 bed house for rear extension

  • £1250 House with extension and roof dormer

  • TBC - larger projects and conversions

 

Again this gives you a good guide on costs and happy to discuss. There is no VAT chargeable. Bonus!

What are the differences?

​

Full plans - basically is an application submitted with construction drawings to the council or approved inspector. They inspect the plans before any works are started. This is the best way and avoids any confusion about the build

 

Building notice is an application form submitted to the council and you can start works on small scale extensions pretty much immediately. They will inspect the works as it progresses onsite and advise what is required. As no drawings are necessarily provided you will agree details and standards onsite during works
